Terms and Conditions

Thank you for choosing Garden Cottage at Beadon Farmhouse. When you book a holiday or short break with us there will be a contract between yourself and us. The person making the booking accepts the contract on behalf of all members of your party and is responsible for making sure they adhere to our terms and conditions.

 

Bookings:

We use Airbnb exclusively for our bookings. All bookings are bound by Airbnb’s Terms of Service.

 

Cancellations (by you):

You should review Airbnb’s cancellation policy at the time of booking. If you need to cancel after a booking is confirmed, refer to your Airbnb reservation details – you’ll find the cancellation policy that applies to your particular stay there.

 

Cancellations (by us):

We would only cancel your booking if Garden Cottage was unavailable for reasons beyond our control. In those circumstances, you would be protected by Airbnb’s cancellation policy and will automatically receive a full refund.

 

Extenuating Circumstances (Force Majeure):

Airbnb’s Extenuating Circumstances Policy explains how cancellations are handled when unforeseen events beyond your control arise after booking and make it impracticable or illegal for either party to complete your reservation.

 

Arrival & Departure:

The earliest time of arrival is 4.00pm and the latest time for departure is 10am.

 

Damage, Loss & Nuisance:

You agree:

• That the supervision of children, babies and any adults requiring care remains your responsibility at all times.

• To be responsible for leaving the accommodation in good order and clean condition.

• To pay for any damage or loss however caused, excluding reasonable wear and tear incurred during occupation.

• Not to cause nuisance or annoyance to occupants of nearby properties.

• To allow reasonable access to the property by the Host if it is deemed necessary, and without notice in an emergency.

• Not to allow the property to be occupied by more than the maximum number of persons stated on the booking form.

• To take all due care in the cottage and surrounding land and to be responsible for your own safety at all times. If in our opinion any person is not suitable to continue their occupation of the property because of unreasonable behaviour, damage or nuisance to other parties, the contract may be discharged and we may repossess the property immediately. You will remain liable for the whole cost of hire and no refund shall be due.

 

Our Liability

No responsibility can be accepted for loss, damage or injury to users or their belongings whilst staying at Garden Cottage, in the drive or in the garden. We do not accept liability for damage, loss or injury to any member of your party or any vehicles or possessions. Please note, the drive is uneven and not suitable for low slung cars. Guests use the drive at their own risk.

 

Beadon Farmhouse is situated in approximately 2.5 acres. The garden is an informal garden with very steep paths and uneven surfaces. Guests are reminded that if they choose to use the garden and grounds they do so entirely at their own risk. The garden is shared with our family (including two young children), friends and our guests. The garden is maintained on a regular basis including in the warmer months when the lawns will be mown.

 

Smoking

Smoking is not permitted at any time inside Garden Cottage or in the farmhouse gardens. You may however smoke outside on the cottage’s private terrace. You are requested to dispose of any cigarette butts responsibly.  

  

Pets

Sorry, no pets are allowed.

 

Parking

One parking space is provided as part of your booking. If you have more than one vehicle, please contact us directly and we will let you know whether we can allocate additional parking.

 

WiFi & mobile reception

WiFi internet access is available free of charge to guests, on the condition that it is not used to view or download from sites that have illegal content or images. 

 

Please note that mobile reception in Salcombe can be patchy, so please check with your provider. You’ll need to enable WiFi Calling on your mobile when staying at Garden Cottage, in order to make and receive calls.

 

Bed linen & towels

We provide all bed linen and towels for you to use during your stay with us. Our towels are for use in Garden Cottage only. We do not provide beach towels, so remember to bring those with you. Please leave all used linen and towels in the cottage upon check out.

 

Complaints

We will do all that we can to ensure you enjoy your stay with us. Occasionally problems may occur, if they do or you have any concerns while staying with us, please tell us immediately. We will work hard to resolve any issues you may experience whilst you are here on site.

 

Accessibility

Guests with disabilities are welcome, however, the accommodation may not be suitable for guests with mobility difficulties. Beadon Farmhouse is a 19C farmhouse with a number of period features. There is parking available in the gravelled driveway. The Garden Cottage is a self-catering annexe, accessed via a gravel path, and is all on the ground floor, with a step going up to both the front and patio doors.

 

Data Protection

All bookings are protected under Airbnb’s Privacy Policy. For the avoidance of doubt, the information you give us in connection with your booking is held securely on our computer system and dealt with in accordance with the Data Protection Act. We will not disclose this information to any third party, unless we are legally required to do so or for the purposes of crime prevention.
