Terms and Conditions


Thank you for choosing Beadon Farmhouse and we look forward to welcoming you to this beautiful corner of Devon.


By booking and staying with us, you are agreeing to these terms and conditions and these form a contract between us.



Sorrel and Thyme rates are per room per night, based on two people sharing and include breakfast. Sorrel rate is per room per night, one parking space and based on two people sharing room only.  The Garden Cottage rates are per room per night based on two people sharing room only.  50% non refundable deposit is taken on booking to secure your booking and the non refundable remainder of the bill is to be paid 14 days prior to check-in.  Should you fail to arrive and take up your reservation a charge of the full and final amount for the room will be made. We strongly recommend taking out a cancellation insurance scheme to cover you in such circumstances. Rates include VAT.  



We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We will attempt to offer you alternative accommodation, however, if this is not possible, or acceptable to you then we would refund all monies paid by you. Our liability would not extend beyond this refund.



No responsibility can be accepted for loss, damage or injury to users or their belongings whilst staying at Beadon Farmhouse, in the drive or in the garden.   We do not accept liability for damage, loss or injury to any member of your party or any vehicles or possessions. The drive is uneven and not suitable for low slung cars. Guest use the drive at their own risk. We reserve the right to terminate, without notice, an individual’s stay, where deemed necessary, through unacceptable behaviour. 


Smoking is not  permitted at any time inside the house or on the terrace.  


Children under the age of 12 must be accompanied at all times.



Sorry no pets are allowed.



Check in time is between 4.30pm and 6.30pm.   If you are held up in traffic and running late please contact us on our phone or mobile number.


One parking space per room booked is provided. If you have more than one vehicle there is parking on Beadon Road or during the busier months at the Park and Ride which is a short walk from the farmhouse. Cars are parked entirely at the owners risk. Any contents left in your car are also entirely at your own risk.


  • Please leave all outerwear and wet or muddy shoes and boots in the entrance hall.

  • We kindly ask all guests to respect other guests quiet enjoyment and relaxation and that noise is kept to a minimum after 22:00.

  • We carry out housekeeping between 11.00 and 16.00 each day and will require access to your room during these hours.

  • Guests are not permitted visitors at the farmhouse bed and breakfast nor The Garden Cottage.

  • Please let us know immediately of any damage or spillage so that we can attempt a speedy repair or clean. Any significant breakage or damage may result in a charge for replacement or repair.

  • Lost keys will incur a charge of £50. 

  • Smoking is not allowed at Beadon Farmhouse.

  • Hot food and takeaway meals must not be eaten in the guest rooms.


Pet Allergies 

We have two cockapoo dogs.  The accommodation is not suitable for those with pet related allergies.


Allergies, food intolerances and dietary requirements

We take allergies, food intolerances and dietary requirements seriously.  We need to be notified prior to confirmation of your booking so that we can make sure we are able to cater for any specific nee

We will try and accommodate any special dietary needs with notice.  Any other extras will be advised. 


Wifi and mobile reception

Please note that mobile reception in Salcombe is patchy. Check with your provider. Broadband internet access is provided.  This is on the basis that we are unable to promise that the service will be available constantly and this it is provided for recreational and not for business use. 



On the day of departure, we kindly request that you vacate your room by 10.00 am to allow us time to prepare the room for our next guests but you are most welcome to enjoy the garden for the rest of the morning.


Our Liability

Beadon Farmhouse is situated in approximately 2.5 acres. The garden is an informal garden with very steep paths and uneven surfaces. Guest are reminded that if they choose to use the garden and grounds they do so entirely at their own risk. The garden is shared with my family, guests and two friendly dog.  The garden is maintained on a regular basis including in the warmer months when the lawns will be mown. Children under 12 must be accompanied at all times.

Access Statement

Beadon Farmhouse is a 19C farmhouse with a number of period features.  All the bed and breakfast bedrooms are located on the first floor. Unfortunately the house may not be suitable for those who are permanent users of a wheelchair. There is parking available in the gravelled driveway. The Garden Cottage is a self catering annexe and is all on the ground floor with steps going up to the front door and patio door.


Any data obtained during the course of your booking may be held on our computer to provide the accommodation, to process your payment for the accommodation. Unless you otherwise request we will store your name and email address in order that we can update you on Beadon Farmhouse news and offer. Your details will not be given to any third party.
